Summary
We are seeking an experienced Real Estate Closer (Deed & Title Specialist) to manage real estate transactions from contract to closing, with a strong focus on deed preparation, title review, and issue resolution. This role is not administrative. The ideal candidate must have hands-on experience drafting and reviewing deeds in Georgia and the ability to identify and clear title issues to ensure clean and compliant closings.
Duties
Closing Management
- Manage real estate transactions from contract execution through closing and recording
- Coordinate with attorneys, lenders, buyers, sellers, and agents to ensure timely closings
- Prepare and review closing packages, settlement statements, and required documentation
Deed Preparation & Review
- Draft, review, and finalize:
- Warranty Deeds
- Quitclaim Deeds
- Limited Warranty Deeds
- Ensure all deeds meet Georgia recording requirements (legal descriptions, vesting, notary, execution)
- Coordinate deed execution and recording with closing attorneys and county offices
Title Review & Clearance
- Review title commitments and identify:
- Liens
- Judgments
- Ownership discrepancies
- Encumbrances
- Work with attorneys and title companies to resolve title defects prior to closing
- Ensure transactions meet all regulatory and legal requirements, including guidance from the Georgia Real Estate Commission
Coordination & Communication
- Act as the primary point of contact for all transaction stakeholders
- Provide clear updates and proactively resolve delays or issues
- Maintain strong relationships with attorneys, title companies, and internal teams
Post-Closing
- Ensure proper recording of deeds and documents
- Confirm the disbursement of funds
- Maintain accurate and complete closing files
Key Skills

Requirements
Required Qualifications
- 3+ years of real estate closing experience in Georgia
- Direct experience drafting and reviewing deeds (non-negotiable)
- Strong understanding of the judicial and attorney-led closing process
- Experience reviewing and clearing title issues
- High attention to detail with legal documents
Nice To Haves
Preferred Qualifications
- Paralegal background or certification
- Experience with HUD, government, or high-compliance transactions
- Familiarity with closing/title software
- Experience handling high-volume transactions
